If you only watch the national real estate headlines, you may not be getting an accurate picture of what’s happening here in North Alabama.

The latest housing numbers released last week show a national market dealing with high home prices, elevated mortgage rates and slowing sales. But when we compare those numbers with Huntsville, Cullman and The Shoals, one major advantage continues to stand out:

North Alabama remains significantly more affordable than the national housing market.

At the same time, homes aren’t necessarily flying off the market. In several of our local markets, buyers have more time and more choices than they did during the frenzy of a few years ago.

For buyers, that can mean opportunity.

For sellers, it means pricing, presentation, exposure and marketing strategy matter more than ever.

🤔 What Happened Nationally?

The National Association of REALTORS® released its July 2026 Existing-Home Sales Report on August 11.

Nationally:

  • Existing-home sales declined 1.7% from June
  • Sales were only 0.7% higher than July 2025
  • The median existing-home sales price reached $434,100
  • The median single-family home price reached $440,300
  • Homes spent a median of 29 days on the market
  • The average 30-year mortgage rate during July was 6.54%
  • The U.S. had approximately a 4.6-month supply of existing homes

Perhaps most importantly, the South saw existing-home sales decline 3.1% from the previous month, while the median price across the South reached $371,700.

The national market isn’t collapsing. But buyers are clearly becoming more selective as affordability continues to influence purchasing decisions.

🚀 Huntsville & Madison County

Huntsville continues to be one of North Alabama’s strongest and most recognizable real estate markets, but the latest numbers show a market that is becoming more balanced.

For July 2026, Madison County’s median sales price was approximately $345,000, compared with a national existing-home median of $434,100.

That’s a difference of roughly $89,000.

Homes in Madison County spent an average of approximately 44 days on the market from listing to offer acceptance during July.

Inventory also increased to 2,248 homes, up 3.9% year over year.

That’s important.

More inventory means buyers have more choices, and more choices mean sellers have more competition.

A home can still sell—and sell well—but simply putting a property in the MLS and waiting for buyers to find it is becoming a much less effective strategy.

🌊 The Shoals: Florence, Muscle Shoals, Sheffield & Tuscumbia

The affordability difference becomes even more noticeable when we move west into The Shoals.

Recent Florence data showed a median sale price of approximately $235,000, while Muscle Shoals’ latest available market data showed a median sold price around $292,500.

Compare either of those figures with the national median of $434,100.

That’s one of the reasons we believe The Shoals continues to offer a compelling combination of affordability, lifestyle and long-term opportunity.

The Shoals also demonstrates why real estate is extremely local.

Recent Florence data showed homes selling in approximately 27 days, actually faster than the latest national median of 29 days. Muscle Shoals, however, has recently shown longer marketing times.

You can’t accurately describe an entire region with one national headline—or even one North Alabama statistic.

⏳ Cullman: Affordability With More Time for Buyers

Cullman tells another interesting story.

The latest available data showed a median sale price around $251,000.

Again, compare that with the national median existing-home price of $434,100.

That’s a difference of more than $180,000.

However, Cullman homes have also been taking considerably longer to sell, with the latest available data showing a median around 99 days on market.

Does that mean Cullman is a bad market?

Absolutely not.

It means buyers have become more deliberate, and sellers need to understand that price and marketing strategy have to match today’s market—not the market from three years ago.

đź’Ž North Alabama’s Biggest Advantage May Be Value

This is the part of the market we believe deserves more attention.

National home prices remain above $430,000.

Meanwhile, recent median prices in the North Alabama markets we serve have been approximately:

The Shoals: roughly $235,000-$293,000 depending on the community and dataset

Cullman: roughly $251,000

Huntsville/Madison County: roughly $345,000

National median: $434,100

That price gap matters.

A lower purchase price can affect the down payment required, monthly principal and interest, property taxes, insurance costs and ultimately the amount of home a buyer can potentially purchase.

North Alabama isn’t “cheap real estate.”

It is a market where buyers may still find considerably more purchasing power than they would in many parts of the country.

đź§  But Sellers Need to Understand the New Market

Here’s where we believe the conversation needs to change.

During the hottest years of the housing market, almost every home received attention.

Today, buyers can be more selective.

That means the difference between a home that sells and one that sits may increasingly come down to:

Pricing. Exposure. Presentation. Condition. Marketing. Follow-up.

When days on market increase, marketing becomes MORE important—not less important.

Sellers should be asking:

How many buyers are actually seeing my property?

Where is my listing being distributed?

How does my home compare with competing inventory?

How quickly is buyer activity being analyzed?

Are we changing strategy when the market tells us something isn’t working?

Those questions matter in today’s market.

For buyers, this market may provide something that was extremely difficult to find several years ago:

Time and leverage.

Not on every property. Not in every neighborhood.

But increased inventory and longer marketing times can create opportunities to negotiate price, closing costs, repairs, rate-buydown assistance or other terms.

And when you combine that with North Alabama home prices that remain well below the national median, there are some very interesting opportunities for buyers who understand the local market.

🏷️ What Does This Mean for Sellers?

The days of assuming that simply putting a home online guarantees multiple offers are behind us.

But buyers haven’t disappeared.

The strategy has changed.

The sellers who recognize that early—and price, position and market their homes accordingly—can put themselves in a much stronger position.

This is why we believe local market knowledge matters more today than it did when practically everything was selling immediately.

🎯 The Bottom Line

The national housing market is dealing with affordability challenges, mortgage rates above 6% and slower transaction volume.

North Alabama isn’t immune to those pressures.

But we have something many markets across the country don’t:

Housing prices that remain substantially below the national average.

Huntsville offers one of Alabama’s most dynamic employment and growth markets.

Cullman continues to offer tremendous value and accessibility between Birmingham and Huntsville.

The Shoals combines affordability with lifestyle, waterfront opportunities and communities that continue attracting buyers from outside the area.

The opportunity is here.

But today’s market rewards people who understand the numbers instead of simply reacting to the headlines.
